This is something that is an ongoing process, but winter comes with its own set of challenges for which you need to be prepared.

Check for Cracks and Repair

Avoid the Use of Chemical De-Icers

Chemical de-icers are just bad for your asphalt. Chemicals, such as nitrates, sugar beets, or ammonium sulphates, can do more damage to your commercial property than good. You’d be surprised to know that many of these chemicals are also found in the salt used to de-ice your asphalt.

Wash on Warmer Winter Days

The warmer days make it easier to wash off the gunk that gets accumulated on your asphalt. Washing on warmer days is also more effective because there is no snow or ice mounted on your asphalt. It’s not always possible to wait for the warmer days in between the freezing ones, but it’s always beneficial, if possible.

Snow and Ice Removal

Snow and ice are obviously liquids. We’ve spoken at length about how the accumulation of snow or ice can cause cracks on your commercial property. As soon as the snowfall ends, it’s a good idea to shovel it off right away.

Protect from Winter Damage

Don’t ever feel like it’s too late to protect your commercial property from winter damage. Sealcoating is best completed at more ideal conditions, which are anything from 10 degrees Celsius (50 degrees Fahrenheit) and above. However, more general maintenance can be addressed at any time during the winter.
