What causes potholes and how can I prevent them?

Potholes are caused by the combination of weather fluctuations and increased wear. Water can penetrate through cracks in your asphalt and erode the subbase underneath. Overtime as pressure from traffic continues to drive over it the asphalt can no longer support the weight, which will cause the surface to breakaway, resulting in a pothole. Potholes are inevitable over time but you can increase the longevity of your parking lot by keeping up with routine maintenance.

What is the average life expectancy of an asphalt parking lot?

Wear and tear on your parking lot is inevitable. Frequent traffic and weather variation are the two major factors when it comes to determining the longevity of your asphalt investment. A well monitored and maintained parking lot can last anywhere from 15 to 30 years. Whereas asphalt that is not maintained can see a lifespan of as little as 5-7 years.

Maintaining Your Property: Seal, Patch or Replace?

Overtime as your parking lot or asphalt investment is exposed to the elements, you may begin to notice small cracks in heavily trafficked areas. These cracks if caught in their infancy are easily sealed (crack sealing) which can help prevent water penetration and further damage. However the longer these cracks are unattended the more threatening they become. Overtime if not attended to alligator cracks will appear spreading and covering more surface area. More exposed surface area will allow water penetration to erode the subbase of your parking lot and continuous traffic and traction will cause the asphalt surface to crack forming a hollow divet called a pothole. Potholes can be easily treated with a patch, where the area is sawcut, cleaned out and replaced with new asphalt. Patch work is a cost efficient solution, however over time, your many patches may not give you the desired aesthetics you are looking for and sometimes a complete replacement of your parking lot may be a more functional, and economic solution.
